Spring 2023 Letter

The information below is provided for new unit owners when they join the Association. We  suggest that all owners take a minute to review this content to ensure they too are up to date with the rules and regulations. The goal is simple: to ensure that everyone will enjoy being part of the Meadowlark Village community.


  •  Property Management:  Great North is our property management company and Sarah Grant is our assigned property manager. She can be reached via email at sarah.grant@greatnorth.net or by phone at 603-237-1673.   Sarah will be able to answer most of your questions, and is also the proper conduit for communicating with the Board on issues that require Board involvement.
  •  Condo fee:  Your monthly condo fee is DUE ON THE FIRST OF THE MONTH. Mailing your check on the first of the month is not acceptable; recently, the Board has not assessed late fees, but this will be considered for those who are chronically or significantly late.  (Note that you always have the option to pay quarterly, semi-annually, or yearly in advance if that is more convenient for you.)  Please make your condo fee check payable to Meadowlark Village, and send it to Meadowlark Village, PO Box 92, Wells, Maine 04090.  Our bookkeeper, Melissa Jackson, provides our accounting support and will receive your checks. Her email address is meljack@maine.rr.com, and her phone number is  207-229-2823, should you have any billing questions.  (Note that Melissa is not a Great North employee.)
  •  Meadowlark Village Board of Directors: Our Association directors are Lauren Leyden (President), Kevin Ramsay (Vice President), Mike Flanagan (Treasurer), Jeff Werthan (Secretary), Jim Modena, Peter Brockway, and Walter Mello. Our annual meeting is always held on the FIRST SATURDAY IN AUGUST. Approximately three weeks prior to the meeting you will receive an annual meeting package containing all of the information you need to attend and vote.
  • Trash:  Monday is trash pick-up day, but it is customary to put trash out the night before. Put everything in plastic bags, bring your barrel to the roadside, make sure the cover is on tight, and bring in the barrel shortly after the trash is picked up.


 


We have also attached the web site link below so that you can access our by-laws as well as the rules and regulations for Meadowlark Village.  It is very important that you take the time to review these documents as condominium ownership is very different from traditional single family home ownership. 


Four important general examples are:

  • You may not renovate the inside of your unit without first receiving Board approval;
  • The outside of your unit is not owned by you but rather the Association.  Accordingly, you may not make any changes to the outside without first getting Board approval;   
  • Nothing may be attached to the vinyl siding of your unit; and
  • Renting your unit is limited to one occurrence per year, and requires Board approval. 

For your convenience, here are a few more of the rules that are listed in the rules and regulations: 

  1. No items can be left in the common area, front, or back lawns that will affect the appearance of the complex.  Such items include hanging towels on railings,  keeping small pools on the grass, and displaying flags, or decorations that are adhered to the building itself.  The complex is supposed to be uniform in appearance, and you must keep your limited common area neat and clean. 


  1. We all need to remember that we live in close proximity to our neighbors.  It is summertime and everyone is out enjoying the beautiful weather on their decks and at the pool.  This will understandably create more noise than at other times of the year, but all unit owners and their guests must refrain from creating unacceptable noise levels between 11pm and 8am.

  2. Except for emergencies, no construction work is allowed in or outside units from June 30th until the week after Labor Day.  (If you have a bona fide emergency requiring construction work, please contact Sarah Grant immediately; if she is not readily available, do contact any Board member.)

  3. Dehumidifiers need to be running in basements and crawl spaces from April 1st until October 31st. Each unit owner is responsible for purchasing their own dehumidifier and making sure that it is working properly. We strongly suggest that dehumidifiers located in crawl spaces be elevated two feet above ground level in case of flooding. 


  1. Any new landscaping around your house needs Board approval.

  2. Items such as “flushable” baby or toilet wipes, paper towels, tissues, dental floss, cotton balls/swabs, tampons/sanitary products, cat litter, cigarette butts and similar items are NOT to be flushed. These products do not break down and are likely to clog our sewage pipes. Repair of sewage pipes is very costly; if there is a blockage and these items are found in the line from your unit to the main Association line, you may be assessed for the cost of repair.   
  3. It is every unit owner’s responsibility to water the grass area around their unit. (If you will be absent for an extended period during the summer, please ask a neighbor to help.)  Dry conditions affect not only the appearance of the lawn around your unit, but also promote the establishment of ground-based bee nests.  While sprinklers are not always accurate, please try your best to adjust them so that only the lawn is being watered and not the road or driveway.  


These are just a few of the items discussed in the by-laws and rules and regulations, which also include parking, the pool, the tennis court, and other matters .
